Property Refurbishment
There is no doubt that properties in need of modernisation will more often than not provide the best investments. You will normally be able to buy these properties at quite a lot less than their modernized counterparts – although the differential has narrowed considerably over the years. For investors who have little or no knowledge of property refurbishment, this area of expertise is crucial to your survival as a successful investor. Costs can (and normally do) spiral out of control and you may be left with an unforeseen nightmare at your new doorstep. We have developed a two tier system of fixed price property refurbishment which will enable you to know exactly where you stand financially.
Upon initial inspection of the condition of the property, we will be able to tell you the exact refurbishment cost - the variation between min and max price is due to possible extra works needing to be done in order to bring the property up to maximum potential. We offer a basic service and a premier service. The differences are solely in the products that we install and their related costs. In both cases we will take responsibility for the entire project from beginning to end and simply hand the keys back to you once we have finished the job.
Our team includes a project manager and interior designer who will ensure that your property is finished to an enviable standard. You will at all times be able to contact either project manager or designer to find out how the work is progressing.
Property Refurbishment Specifications
We will, in every property, carry out an inspection of the existing electrics and plumbing prior to starting work. We will inform you immediately whether we believe any of the existing installations need to be replaced or are suitable for continuing use. Each room will be designed and coordinated by our interior designer – ensuring that the property is given the wow factor.
Front Door • Sanded and repainted in weather proof gloss / re-varnished • Letter box, number, knocker and lock replaced in brass/chrome
Hallway, Stairs & Landing • Ceilings prepared and repainted • Skirting prepared and repainted – replaced where necessary • Walls prepared and repainted in neutral colours • Lay new flooring throughout – choice of wood and carpet for relevant areas • All internal doors replaced with chrome fittings included • Light fitting replaced in accordance with property design
Lounge & Bedrooms • Ceilings prepared and repainted • Skirting prepared and repainted – replaced where necessary • Walls prepared and repainted in neutral colours • Lay new flooring throughout – choice of wood and carpet for relevant areas • Light fitting replaced in accordance with design
Bathroom • Replace bath, sink and toilet with new suite • Replace all taps • Install shower with glass shield • Tile around bath and shower • Install mirror above sink • Ceilings prepared and repainted • Skirting prepared and repainted – replaced where necessary • Walls prepared and tiled / painted where relevant • Replace flooring throughout • Light fitting replaced in accordance with design
Kitchen • Replace complete kitchen with new eye/base level units and work surfaces • Tile where relevant • Ceilings prepared and repainted • Skirting prepared and repainted – replaced where necessary • Walls prepared and repainted in neutral colours • Lay new flooring throughout – in accordance with design • Light fitting replaced in accordance with design
Back Door • Sanded and repainted in weather proof gloss • lock replaced in brass/chrome
